When I was considering a move to eXp Realty, I had the same questions you probably have right now. Is the cloud-based model really as good as it sounds? Is the revenue share too good to be true? Will I lose clients during the transition? What happens if I do not want to recruit anyone?
After 22 years in real estate and making the switch myself, I can tell you what actually matters and what is just marketing. These are the answers I wish someone had given me honest, direct, and based on real experience working with agents across Pennsylvania.

01 What is eXp Realty and how does it work?
eXp Realty is a cloud-based real estate brokerage founded in 2009 that has grown into a major international real estate brokerage, with more than 83,000 agents across 29 countries. Instead of operating from physical office buildings, eXp runs on a virtual campus called eXp World a fully immersive 3D environment where agents collaborate, attend training, access company resources, and connect with colleagues across the globe.
The model is simple: without the overhead of brick-and-mortar offices, desk fees, and administrative layers, eXp passes those savings to its agents through a competitive commission structure. You work from wherever you are most productive home, coffee shops, client meetings and when you need training or broker support, you log into eXp World from your laptop or desktop. No VR headset required.
eXp also offers something traditional brokerages cannot: equity. Through the ICON Agent program, agents who hit their production cap can earn stock awards in eXp World Holdings, the publicly traded parent company. You are not just renting a desk you are building ownership in the platform that powers your business.
For me, the switch to eXp came in February 2022, after 22 years in real estate at traditional brokerages. I did not join eXp because I was new to the business or unhappy with my previous firm. I joined because the technology, the revenue share program, and the cloud-based model were simply better than anything I had seen in two decades in this industry. The transparency and agent-first philosophy aligned with how I believe real estate should work. You keep more of what you earn, you have access to better technology, and you are treated as a partner not a production number.
02 How much do eXp agents make?
The honest answer is that what you make at eXp depends entirely on what you produce just like any brokerage. But the structure is what makes the difference. eXp agents keep a competitive percentage of their commission on every transaction until they reach an all-in cap. Once you cap, you keep 100% of every dollar you earn for the rest of the year.
The cap is truly all-in. There is an $85/month technology fee at eXp, which is a fraction of what traditional brokerages charge for desk fees, technology fees, and administrative charges combined. Compare that to traditional brokerages where $300–$1,000 per month in desk fees eat into your bottom line before you even write an offer. At eXp, the monthly fee is transparent and covers the platform, CRM, and virtual campus access with no surprise charges layered on top.
Beyond the cap, there is the revenue share program income you earn from agents you bring into eXp when they produce. Some top-producing agents earn six figures annually from revenue share alone, on top of their own commission income.
The specific cap amount and split percentages vary by license class and state. I will walk you through the exact numbers for Pennsylvania so you can decide with real data not marketing materials. Every agent's situation is different, and that is why I believe in showing you the real math.
What I can tell you from my own experience: the model works. You keep more of what you earn, and the long-term wealth-building opportunity through revenue share and stock awards is something no traditional brokerage offers.
03 Is eXp Realty a pyramid scheme?
Let me address this directly, because it is a fair question and the most common one I hear from agents doing their research. No, eXp Realty is not a pyramid scheme. It is a legitimate, publicly traded real estate brokerage (ticker: EXPI on NASDAQ) with tens of thousands of agents, licensed in all 50 states, and fully compliant with all real estate commission regulations.
The confusion comes from the revenue share program, which sounds similar to multi-level marketing on the surface. But here is the critical difference: at eXp, you earn your primary income from your own real estate transactions listing homes, representing buyers, and closing deals. That is where 100% of your income can come from. The revenue share is entirely optional and secondary.
In a pyramid scheme, your income depends almost entirely on recruiting others who pay in. At eXp, you can earn a substantial income without ever sponsoring another agent. Many of the most successful eXp agents have never recruited anyone they simply cap their commissions and move on to the next deal.
The revenue share is better understood as a referral or sponsorship program. When you genuinely help another agent make a positive move to eXp because the model works for them you earn a residual percentage of their production over cap. It rewards building a network of productive agents, not just collecting bodies. And there is no requirement to recruit, no minimum number of recruits, and no penalty for choosing not to participate.
If you are concerned about this, I understand completely. I was skeptical too. The best thing you can do is look at the numbers, talk to agents who have made the transition, and make your own informed decision.
04 What is eXp revenue share and how does it work?
eXp's revenue share program is one of the most compelling reasons agents join and one of the most misunderstood. Here is how it actually works.
When you refer another agent to eXp (the company calls this "sponsoring," not recruiting) and that agent joins through your referral, you earn a percentage of their commission over their cap. This is not a one-time bonus. It is residual income that pays you every single year as long as both you and the agent you sponsored remain active and capped.
The revenue share has multiple tiers. You earn from agents you directly sponsor, from agents they sponsor, and so on up to several levels deep. The percentages vary by tier, and there is no cap on how much you can earn. Some top agents at eXp earn six figures annually from revenue share alone, on top of their own commissions.
Here is what I want to be clear about: revenue share is not a get-rich-quick program. It works best when you are sponsoring agents who are serious about building their business. It is a natural byproduct of building a strong team of productive agents who all benefit from the model. When they succeed, you succeed, and the revenue share becomes passive income that grows over time.
And again there is no requirement to recruit. Many agents never sponsor anyone and still build thriving, six-figure businesses at eXp through their own production alone.
05 What are the pros and cons of eXp Realty?
Every brokerage has tradeoffs, and I believe in being honest about them. Here is my candid assessment of eXp from real experience.
Pros: Lower overhead. A flat $85/month technology fee instead of the $300–$1,000/month desk fees at traditional brokerages means more of your commission stays in your pocket. You can work from anywhere home, coffee shops, client meetings, while traveling. The revenue share program creates a genuine passive income stream that traditional brokerages cannot match. Stock awards through the ICON program let you build equity in the company. The technology stack including your choice of Boldtrail, Lofty, or Cloze CRM plus eXp World virtual campus, marketing tools, and transaction management is competitive with any national brokerage. And the training library is enormous, with live sessions every week from top-producing agents across the country.
Cons: There is no physical office, which means less in-person interaction. If you thrive on walking into a brick-and-mortar office and chatting with colleagues at the water cooler, you will need to adjust. The virtual learning curve is real it takes a little time to get comfortable navigating eXp World and finding the resources you need. And because you are independent, you need self-discipline. No one is checking on you, so you have to manage your own schedule and production.
For me, the pros far outweigh the cons. I replaced the commute time and desk fees with more time serving clients and investing in my business. But the right brokerage depends on who you are as an agent. If you value autonomy, lower costs, and cutting-edge technology, eXp is a strong fit. If you need a physical office and daily in-person structure, it might not be.
06 How do I switch from my current brokerage to eXp?
The transition process is simpler than most agents expect. Here is what it looks like from start to finish:
First, reach out to me directly. We set up a time to talk no pressure, no sales pitch. I answer your questions honestly and help you decide if eXp is the right fit for your specific situation and goals.
Second, we review your current license status, active listings, pending transactions, and what you are looking for in a brokerage. This is where I learn about you and your business so I can give you accurate information.
Third, if you decide to move forward, I walk you through the application and license transfer process. eXp has a dedicated transition team that handles most of the heavy lifting license transfers, MLS updates, and ensuring your active listings transfer correctly with no gap in service to your clients.
Fourth, the onboarding process typically takes about a week. You get access to eXp World, your chosen CRM (Boldtrail, Lofty, or Cloze), training materials, and I personally make sure you are set up and know where to find everything.
Fifth, you get back to business now with better tools, lower costs, and a support system behind you. No long contracts locking you in. An $85/month technology fee covers the platform, and that is the extent of the costs with no hidden charges in fine print. You remain an independent contractor with the freedom to run your business your way.
Your clients will not experience any disruption during the transition. In fact, they benefit from the enhanced tools and technology you now have access to.
If you have active listings, eXp coordinates with your current broker to ensure a smooth transfer. In Pennsylvania, the process is straightforward, and I have helped several agents through it. The timeline is about a week for most agents.
07 What technology does eXp provide?
eXp provides a comprehensive technology stack designed to cover every part of the real estate business. And unlike most brokerages that lock you into one system, eXp lets you choose your CRM from three top options: Boldtrail, Lofty, or Cloze. Boldtrail is a full-featured platform built specifically for real estate lead management, contact organization, and transaction tracking. Lofty offers powerful automation and smart campaign tools. Cloze brings everything together contacts, email, calendar, and tasks into one unified inbox. You get to pick the one that fits your workflow best rather than being forced into a one-size-fits-all solution.
Beyond the CRM, every eXp agent gets: marketing tools including customizable branded materials, social media content templates, and IDX website solutions; transaction management with digital paperwork, e-signatures, and deal tracking; lead generation programs through company-level national advertising; and real-time revenue dashboards showing your commissions, cap progress, and revenue share earnings.
The virtual campus, eXp World, is the hub where all training, collaboration, and company resources live. It runs in any web browser no VR headset or special hardware needed. You can attend live training sessions, connect with agents across the country, access broker support, and explore a library of recorded training content.

ICON agents receive several benefits: stock awards in eXp World Holdings, the publicly traded parent company; enhanced revenue share multipliers on the agents they sponsor; recognition and status within the eXp community; and access to exclusive ICON-only events, networking, and training.
The more you produce, the more equity you earn. This is fundamentally different from traditional brokerages where the most you can do is negotiate a better split. At eXp, you can actually own part of the company you help grow.
I have seen agents in my network who have built stock portfolios worth tens of thousands of dollars through the ICON program value they would have zero claim to at a traditional brokerage. That is the long-term wealth-building opportunity eXp offers, and it aligns with my personal mission of helping people build wealth through real estate.
09 Do I need to recruit agents to succeed at eXp?
No. This is one of the most important things to understand about eXp, and I want to be crystal clear: you do not need to recruit anyone to succeed at eXp.
Many of the most successful eXp agents have built six and seven-figure businesses purely through their own production. They list homes, represent buyers, close deals, cap their commissions, and keep 100% of what they earn for the rest of the year. They never sponsor another agent, and they thrive.
The revenue share program is optional a bonus for agents who choose to help grow the company by bringing in other productive agents. It is not a requirement for success, not a metric you are measured on, and not a condition of your agreement with the brokerage.
If you want to focus entirely on your own real estate business, eXp supports that fully. If you want to build a team and earn from their production too, that path is available. The beauty of the model is that you choose your own level of involvement.
I hand-select agents for my team because I want people who are motivated, ethical, and coachable. But I also have agents on my team who work independently and simply appreciate the tools, training, and support. Both paths work.
10 How does eXp compare to Keller Williams, RE/MAX, or Coldwell Banker?
Every major brokerage has strengths, and the right choice depends on your business style and goals. Here is an honest comparison without bashing any competitor:
Overhead costs: Traditional brokerages like Keller Williams, RE/MAX, and Coldwell Banker charge desk fees, technology fees, administrative fees, and in many cases franchise fees. At eXp, there is a flat $85/month technology fee that covers the platform, CRM, and virtual campus access. That is it. No surprise fees. No escalating charges. More of your commission belongs to you.
Commission structure: Most traditional brokerages offer a split that changes based on production levels. eXp offers a cap-based model where you keep 100% after capping. For agents who produce consistently, this typically results in keeping a higher percentage of total commission income.
Technology: Keller Williams has Command, RE/MAX has its own tools, Coldwell Banker has its luxury platform. eXp gives you your choice of Boldtrail, Lofty, or Cloze plus eXp World virtual campus, and they are competitive with any of them. The key difference is the virtual model all training, collaboration, and broker support happen in one centralized digital environment.
Flexibility: Traditional brokerages require you to be tied to a physical office location. eXp lets you work from anywhere. If you want to expand your business into a new market, you can do it without opening a new office or paying for desk space in another city.
Equity and passive income: This is where eXp is genuinely different. No traditional brokerage offers stock awards to agents or has a revenue share program that pays residual income year after year based on agents you sponsor. Traditional brokerages do not share ownership or long-term passive income opportunities with their agents.
The best brokerage for you is the one that aligns with how you want to work. eXp is not for everyone, and that is okay. If you value lower costs, technology, equity, and the freedom to work from anywhere, it is worth a serious look.
11 What training and support does eXp offer?
eXp has one of the strongest training cultures I have seen in 22 years in real estate. The company runs live training sessions every single week national broadcasts with top-producing agents, market experts, and industry leaders. All sessions are recorded and searchable in a massive library you can access anytime, anywhere.
For new agents, there is a structured onboarding program called eXp Connect that walks you through the platform, tools, and business-building strategies. You are assigned a mentor during your first several transactions to help you navigate the learning curve.
Beyond formal training, there are peer support groups, mastermind sessions, and agent-led training tracks for every specialty luxury, first-time buyers, new construction, commercial, relocation, and more.
