Relocating to Montgomery County? Here's What to Know

Whether you're moving from Philadelphia, another state, or across the country, here's the practical information you need about Montgomery County, PA.

Montgomery County, PA main street

I've helped hundreds of families relocate to Montgomery County over my 22 years in real estate. The questions are always the same: Where should I live? How are the schools? What's the commute like? Here's what I tell every relocating buyer.

Choose Your Community First

Montgomery County has distinct communities I serve, and each one has a different feel. Blue Bell and Lower Gwynedd offer estate living with top schools. Ambler and Conshohocken give you walkable downtowns with local character. Bryn Mawr and King of Prussia sit along the Main Line with access to everything. Before you start looking at houses, figure out which community matches your life.

Understand the School Districts

School quality is the number one driver of home values in Montgomery County. The top-performing districts are Wissahickon (Blue Bell, Ambler, Lower Gwynedd), Upper Dublin (Dresher, North Wales), and Plymouth Whitemarsh (Plymouth Meeting). Private school options include Germantown Academy, Episcopal Academy, and the Hill School in Pottstown. I provide detailed school information for every neighborhood I recommend.

Plan Your Commute

Your commute will largely determine which neighborhoods make sense. SEPTA regional rail connects Ambler, North Wales, and Lansdale directly to Center City Philadelphia (25-40 minutes). If you drive, the Pennsylvania Turnpike and Route 309 provide access to King of Prussia, the Route 202 corridor, and downtown Philadelphia. Figure out your commute first, then we'll narrow the map.

Know the Costs

Home prices in my service areas range from $400,000 to $2,000,000. Property taxes vary significantly by school district, and this is one of the biggest surprises for relocating buyers. A home in the Wissahickon School District will have different tax implications than one in the Norristown Area School District. I make sure you understand the full financial picture before you commit.

When to Start Looking

I recommend starting your search 2-3 months before your target move date. In competitive areas like Blue Bell and Dresher, homes move quickly. Having your financing in order and your timeline clear gives you a significant advantage.

Let Me Be Your Guide

Relocating is stressful. My job is to take the guesswork out of the process. I provide neighborhood matching, virtual tours before you visit, school comparisons, commute analysis, and connections to every local service you'll need. When you work with me, you're not just getting a real estate agent. You're getting a local guide who genuinely cares about finding the right fit for your family.
